Let me start by saying that there is NO SUBSTITUTE for Listing your home with a Realtor. Realtors will still give you the BEST Expose with the GREATEST chance of getting your home SOLD for the highest price and best possible terms! Having said that, if you wish to "try it" yourself, there are some things you need to know...

First we need to discuss BUYER AGENCY. Realtors are now Representing BUYERS in the home purchasing process. Those BUYERS are responsible for the Realtor's commission. The Buyer Agency Agreement states that "All offers will be negotiated by the Realtor on the Buyer's behalf and shall be contingent on the Seller paying the Realtor's fee." Over 90% of the homes for sale are listed with a Realtor. When a home is listed, the Listing Realtor is giving away half the commission to another Realtor if they procure a buyer. This affects you because if you want to reach those same buyers, you are also going to have to pay the Realtor's fee on the BUYER'S behalf.
